A Buyers Agent on the other hand is employed by YOU, and their job is to assist you in researching, inspecting and negotiating the purchase of suitable properties for owner occupation or investment, all at the LOWEST possible price.

Because of our local experience and access to sales data and market research, we can often secure the property for you at less than the asking price. Often they are unfamiliar with the nuances of the area they are looking to buy in, and none of them want to waste time with a plethora of agents trying to sell them houses that don’t suit their requirements. By taking care to completely understand the needs of our clients, we can more easily isolate those homes that fit the criteria- and just as importantly discount the myriad of properties that don’t. We will work within any specified time frames you may have and strive to find the most appropriate property for you within the shortest possible time.

Regardless of whether you are looking to purchase a property for owner-occupation or investment purposes, we ask you to complete a Buyer Profile analysis form at the beginning of the search process so that we can identify properties that meet all your wants and needs.

How Does a Buyers Agent Work

Here are the steps we follow to help you find and purchase a property:

  • An initial discussion to identify your needs and budget, particularly to find out whether you are looking for capital growth, negatively or positively geared property, and the timing of your investment;
  • Preparation of a list of locations and properties to suit your requirements;
  • Preparation of comprehensive property reports;
  • Guidance and assistance to select the right property;
  • Negotiation and purchase of the property on your behalf.
  • Coordination of necessary support services eg: settlement agent, pest and building inspection, property management, etc.

What Does a Buyers Agent Cost

Our fee structure can vary depending on the services required by each client, but our standard fees are:

  • An initial Administration Fee of $500 (incl GST) which will be deducted from the final invoice should you buy a property through Abel McGrath.
  • At settlement of the property, 1.5% of the selling price ( incl GST)
